"How much will the ETICS cost me?" It is the first and most logical question every homeowner asks. A quick market survey will return prices from €40 to over €80 per square metre.
This huge spread is not necessarily because one contractor is "expensive" and another "cheap", but because of the system's specifications. To properly evaluate quotes, you need to know how the cost is structured.
The final figure per square metre (sq.m.) consists of three main pillars.
The full "package": Insulation material (white EPS cheapest, graphite ~15-20% more, rock wool at the top), thickness (minimal impact on total), accessories (adhesives, anchors, mesh, corner profiles, primers) and finish coat (acrylic cheapest, silicone self-cleaning most expensive).
ETICS is a labour-intensive job. It requires multiple hands (bonding, anchoring, base coat, mesh embedding, priming, final render) and drying time. A very low labour price often "hides" skipped steps.
Scaffolding: Rental, erection and dismantling ~€4-8 per sq.m. Minor Works Permit: Required from the planning authority (engineer's study + social security contributions).
Although prices fluctuate, a realistic market picture (with scaffolding erected and labour included) is as follows:
Approximately €45 - €55 / sq.m. - The basic, budget solution.
Approximately €55 - €65 / sq.m. - The most popular choice with excellent Value for Money.
Approximately €70 - €85 / sq.m. - The premium choice for maximum fire protection and sound insulation.

💡 The Cost in Our Model (100sq.m. House): In the "10x10 Model", the net external wall surface (excluding windows) is 105 sq.m. With 8cm graphite polystyrene (€60/sq.m.), the cost is ~€6,300. With savings of ~€1,200/year, the Payback Period is ~5.2 years. After that, ETICS gives you a net profit!
When you have 3 different quotes in hand, don't just look at the bottom line. Check the following:
Are the insulation thickness and type the same? A quote for 5cm EPS is not comparable to 10cm XPS.
Is scaffolding rental included? This alone can shift the comparison by €4-8/sq.m.
Are there "hidden" costs, like the installation of new window sills (since the wall will thicken by 8-10cm)?
Is the system certified as a whole (CE marking) from a single manufacturer, or has the contractor "married" cheap materials from different suppliers?
In the 10x10 Model, with an initial investment of ~€6,300 and annual savings of ~€1,200, break-even comes at 5.2 years. After the fifth year, every year that passes is pure profit for the homeowner - without even counting the property value increase.
